High-Density Development Threatens Guajome Park & Our Community

A new planned development, Guajome Lake Homes, threatens the low-density character, safety, and ecology of our area. And, Guardians of Guajome, a grassroots effort from nearby neighbors, is organizing to have our community voices heard.

Why This Matters

Guajome Regional Park gives Jeffries Ranch character. It’s equestrian, beautiful, and wild. This project sets a dangerous precedent for waiving protections that preserve the equestrian/rural atmosphere we all cherish. If developers can ignore zoning laws here, nowhere is safe.

10 Alarming Facts about the Project

  1. Traffic Nightmare: 800+ daily car trips added to a narrow, dirt-sectioned Guajome Lake Rd.
  2. Wildfire Death Trap: One evacuation route + gridlock = catastrophic risk.
  3. Zero Affordability: Only 4 low-income units in 83 homes.
  4. Dust & Health Hazard: Hundreds of cars on dirt roads = toxic dust for families, horses, and park visitors.
  5. Equestrian Safety Ignored: Illegally waives equestrian zoning standards protecting our “rural atmosphere.”
  6. Scenic Park Destruction: Violates rules to “conserve natural resources” next to Guajome County Park.
  7. Endangered Species At Risk: Destroys habitat of the Coastal California Gnatcatcher (protected by law!). Also harms Least Bell’s Vireo & White-tailed Kite.
  8. Isolates Wildlife: Cuts off gnatcatchers from primary habitat with a “wall of houses.”
  9. Not “Smart Growth”: Zero public transit access (nearest stop 1.3 mi away).
  10. Rural Beauty Destroyed: Replaces open space with dense urban sprawl.

    Great news from last night’s City of Oceanside Planning Commission meeting! The Planning Commission denied certification of the Guajome Lake Homes final EIR (a vote of 4-2). The fight is not over; the developer will appeal the decision. However, this is an example of excellent community organizing and painstaking research into the specific problems with the project. Besides devastating a critical nesting area for the listed coastal California gnatcatcher (and destroying rare coastal sage scrub habitat that benefits many species), the project lacks an adequate buffer between the proposed housing footprint and the riparian area. Great job, community and thanks to the Planning Commission for recognizing the harms this project will incur.”
